Put buckets down, move what you can out of the way, and leave the affected lights switched off at the breaker if water is anywhere near a fixture.
Both. Work inside a suite that belongs to the owner — a running toilet, a seized angle stop, a blocked branch line — can be booked by the resident directly. Anything on common element piping, including the riser, the shut-off valves feeding a suite and the main stack, is the corporation's and has to come through management or the board.
Routine in-suite service is normally booked within a few business days, in a window the resident chooses. Buildings on a maintenance contract with us take priority on scheduling. Emergencies are attended immediately at any hour.
No. Walking a building to scope capital work — a riser replacement, a compensator programme, a valve audit — costs nothing and comes with a written quotation broken out by scope so the board can see what each part of the job carries.
The building's age and unit count, whatever mechanical drawings exist, any engineer's report or reserve fund study covering the plumbing, and a description of what keeps failing. If none of that is to hand we will find it on site; it simply takes an extra visit.
