BMI works throughout Toronto and the Greater Toronto Area. Eight municipalities have their own page, ordered by where our work is concentrated.
Where our completed work is deepest
Each of these pages names the buildings we have finished in that municipality and what was replaced in them.
Toronto
Nine completed towers through the downtown core and midtown, from Yonge and Jarvis across to Richmond and Carlton.
North York
Five completed towers, from Beecroft near Yonge and Sheppard out to Driftwood and the Four Springs buildings.
Mississauga
The largest condominium cluster outside Toronto, on Peel Region water and a permit regime of its own.
Scarborough
One of the largest bodies of ageing high-rise stock in the city, and the capital work that comes with it.

The rest of the region, without a page of its own
We work well beyond the three municipalities above. The reason they are the only ones with a dedicated page is that they are the only ones where we can name completed buildings, and a page that cannot do that is just the same text with the city swapped out.
Everywhere listed here is inside our normal working area for both capital projects and scheduled maintenance. If your building is in it, nothing about how we work changes.

Questions about where we work
Yes. Our base is at 356 Marlee Avenue in Toronto and the densest part of our work is inside the city, but crews run throughout the Greater Toronto Area: Mississauga, Brampton, Vaughan, Thornhill, Markham, Richmond Hill, Oakville, Burlington, Pickering, Ajax, Whitby, Oshawa, Newmarket and Aurora. For a capital programme, distance matters far less than the building and the schedule, because the crew is on that site for weeks at a time.
Because those are the three where we have a completed project record to put on the page. A page for a city we have not worked in yet would be the same text with a different name swapped in, which is not useful to a property manager and is exactly the kind of page search engines are right to ignore. As we complete work elsewhere in the GTA, those municipalities will get pages with real buildings named on them.
For an emergency, travel time is real and we will not pretend otherwise: a building in Oshawa is further away than one on Yonge Street. What does not change is that the phone is answered at any hour by someone who can dispatch a crew rather than take a message. For buildings where we hold a maintenance contract, we also hold the valve chart, which usually saves more time on arrival than the drive costs.
Occasionally, for capital work where the scope justifies it, but it is not what we are set up for and we would rather tell you that than take the job and service it badly. Our maintenance contracts, which depend on being able to get to a building quickly and repeatedly, are kept within the GTA.
All three. The bulk of our work comes from property management companies and condominium boards, either as capital projects or scheduled maintenance contracts. We also do in-suite repairs for individual residents in buildings we already service, and we take emergency calls from anyone.
